Drago

Drago is and investment and property management platform which operates in the Iberian Peninsula and was founded in the year 2000. From the beginning, it has completed transactions amounting to more than €3.7 billion working with important foreign and national institutional investors. Over these years, it has launched and managed 14 investment vehicles which include more than 1,200 properties. Among the assets acquired are retail and office buildings, residential properties, commercial premises, tourist apartments and hotels.

The Drago team analyses direct investments, corporate operations with underlying property and asset portfolios, seeking to channel the investment through joint ventures and the launch of new vehicles.

In 2016 Drago was selected as the second property management and investment firm in Spain according to the Euromoney magazine.

What do we do?

Drago has launched and managed 14 investment vehicles which include more than 1,200 properties in Spain and Portugal

Drago designs and implements added value strategies in order to identify investment opportunities, analyse inefficiencies and implement the necessary measures which generate greater returns than average in the property market of the Iberian Peninsula.

Drago has a team of professionals with wide experience in property investment in the Iberian Peninsula, which has been able to carry out and satisfactorily manage investments in one of the most difficult periods which has beset this industry in recent decades.

 

Asset Management

Drago offers a broad range of services related to the management of property assets among which is included integral management.

 

  • Administrative management: rentals, income, costs taxes, etc.
  • Accounting management of real estate companies.
  • Financial management: payment of interest, commissions, amortisation of the principal, etc.
  • Property management.
  • Management of civil liability and damages insurance.
  • Coordination of architectural projects, design teams and consultants in accordance with the business plan.
  • Preparation, Monitoring and control of the entire construction process in accordance with the project.
  • Definition and implementation of the divestment and/or refinancing strategies.

 

 

Investment vehicles

Drago currently manages several investment vehicles in the Iberian Peninsula, participated in by important institutional investors. Drago mainly manages two types of vehicles:

 

  • Private Capital Funds: discretional property investment vehicles participated in by several institutional investors.
  • “Managed Accounts” and “Joint Ventures”: specific vehicles aimed at covering the specific investment needs of institutional investors.

 

 

How do we do it?

The investment strategies of Drago are based on a profound knowledge of the property market which enables Drago to identify attractive opportunities. Drago analyses the market in detail and efficiently structures property investments in the whole of the Iberian Peninsula.

Each asset is analysed as a long-term investment in order to have the opportunity to exit the operation at the optimum time. Thanks to the experience of Drago, the company has a network of contacts which contribute knowledge and opportunities in the market, as well as the capacity to access financial sources.

Drago is only involved in investments which comply with parameters and strict criteria in terms of property quality of the assets, their liquidity, the cash flow provisions and forecasting, and the potential to generate value.

Analysis of assets

Visit to the property, analysis of location and placement, rental analysis, checking the credit quality of the tenants, preliminary evaluation of the asset

Analysis of the market

Analysis of the local market (demographic tendencies, competence, socioeconomic parameters), identification and comparison with other property for rent and sale

Business plan

Definition of the investment thesis and the business plan which enables the generation of value for the investors, approach to the objective returns expected for the investment and for the period the investment is held in the portfolio

Due Diligence

Legal due diligence, RICS evaluation, technical and environmental auditing

Closure

Support in the closure, negotiation of the legal documentation (purchase and sale of the property, rental contracts, agreements with the shareholders, management agreements, among others), obtaining financing, implementation of the investment structure
